Cancellation Policy

• Bookings canceled 60+ days before arrival will receive a refund of the deposit.
• Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit.
• Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
• All bookings are subject to a $50 cancellation fee.

Check-in and Check-out Procedures

• Check-in is after 4pm. Check-out is by 10am.
• Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

• The driveway is flat, but the last 1/4 mile of the road is uphill and gravel. It is plowed in winter, but 4WD/AWD vehicles and potentially chains are required during times of snow or ice.

Policies and Rules

• Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
• No smoking inside the home. No trace of smoking left outside the home.
• No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
• Please observe a quiet hour of 10PM as there are full time residents nearby.
• Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
• Dogs are welcome for an additional rent of $25/night per pet. Maximum of 2 mature, well-trained dogs only. No aggressive breeds; ask if unsure.
• RVs and trailers are not permitted due to neighborhood bylaws.

Fees and Payments

• All bookings are subject to a $50 cancellation fee (see full cancellation policy above).
• Firewood may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.
• Dogs are welcome for an additional rent of $25/night per pet. Maximum of 2 mature, well-trained dogs only. No aggressive breeds; ask if unsure.

Parking Information

• A maximum of 3 vehicles are permitted at the property.
• Please do not park vehicles on the street or anywhere other than in the driveway of the property.
• RVs and trailers are not permitted due to neighborhood bylaws.

Utilities and Amenities Access

• All BRMR homes offer well stocked kitchens with all utensils needed to cook meals.
• There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
• Towels and bed linens will be provided for you.
• We do not provide hair dryers.
• The following amenities are available: High-speed internet, climate control, dishwasher, stove, oven, washer, dryer, BBQ grill, toaster, pool table, hot tub, TV, ironing board & iron, smoke alarm, and carbon monoxide detector.
